What's New In Palm Desert This Summer, For The People Who Already Live Here

The seasonal script for Palm Desert says summer is when the town exhales. Snowbirds are back in Vancouver or Newport Beach, the reservation books at the marquee restaurants loosen up, and the median car on El Paseo is a resident's, not a rental. That is the version of summer everyone knows.

The less obvious version: this is when the town does most of its rearranging. Restaurants change hands in June because owners want a soft opening before October's rush. Retailers on El Paseo take possession of buildouts now so they can be trading by high season. If you live here year-round, summer is not the pause. It is the edit.

The Point Of This Post

If you owned a home in Palm Desert last summer and left for a few weeks, the block you walk on Wednesday nights has already changed. Three new independent restaurants have opened. A national luxury home brand is finishing construction on El Paseo. A new-format retail concept just cut its ribbon at The Gardens. And an inland surf lagoon has moved from rumor to visible site work. None of it requires you to be shopping for a house. All of it changes what a Tuesday looks like.

The Dinner Bench Got Deeper

Three openings worth knowing about, each doing something different.

Bohemios Prime by Olga is the boldest of the group. Founded by Olga, the restaurant features flavorful dishes made with premium ingredients and a modern, luxurious touch, and the menu range is unusual for the desert: the diverse menu goes beyond Mexican comfort food, featuring fresh sushi, seafood, prime steaks, pastas, and burgers. Read that list and the strategy is obvious. Bohemios is trying to be the restaurant you can walk two couples into when nobody agrees on cuisine.

Bougainvillea Fresh Cuisine is running the opposite play. In Palm Desert, Bougainvillea Fresh Cuisine brings a fresh, Latin-inspired menu to lunch and dinner, with a mix of comfort and creativity from crowd-pleasing appetizers like fried calamari or mussels in Negra Modelo reduction to fresh pastas, crisp salads, and approachable lunch favorites like smash burgers, fried chicken sandwiches, and signature fish tacos. At dinner the register shifts up: Jidori chicken, braised short ribs, New Zealand lamb chops, branzino, jumbo prawns with mole, and filet mignon, paired with a curated selection of beers, California wines, or sparkling bottles from Valle de Guadalupe. The Valle de Guadalupe pour list is the tell. Somebody at Bougainvillea is betting that residents are ready to order a Mexican sparkling wine without needing it explained.

Project Burger is the third arrival and the most casual. A new family-owned spot serving bold, flavor-packed smash burgers in a welcoming, modern setting, made with 100% fresh beef and house-made sauces, with loaded fries, refreshing shakes, and a curated selection of beer and wine, focused on fresh ingredients, local suppliers, and friendly service. A burger counter is not news anywhere else. In a market where the default new opening is a $58 entree, a family-owned smash concept fills a real gap.

El Paseo's Spring-To-Summer Retail Turn

Two national names and one boutique operator are reshaping the mile.

RH, formerly Restoration Hardware, is a high-end home good retailer and is currently under construction, set to open Spring 2026. Warby Parker, a well-known eyeglasses retailer, is also set to open in the spring. If you have driven the promenade recently and wondered what the buildout on the west end is, that is RH. The store slots into a district that already anchors on upscale retailer Saks Fifth Avenue, designer favorites like Louis Vuitton, Tiffany & Co, Eileen Fisher and Johnny Was, as well as iconic emporiums Anthropologie, Pottery Barn and Sephora. RH turns El Paseo from a fashion street into a full furnish-your-second-home destination in a single opening. That matters more than the store itself.

The independent side has moved too. Coco Rose El Paseo is now open, the brand's 6th location, in the heart of the El Paseo Shopping District within The Gardens, directly across the street from Lululemon and Starbucks. Placement inside The Gardens across from Lululemon is the kind of real estate decision that only pencils out if the retailer has already validated its Palm Desert customer. It is a signal about foot traffic on that block, not a signal about Coco Rose.

The pattern under all three: national brands are treating El Paseo as a permanent luxury address, not a seasonal experiment. That is a shift residents will feel every time they park.

The Weekly Rhythm Residents Actually Use

Summer programming here is easy to miss because it is not marketed as an event calendar. It is a set of standing appointments.

The retailers themselves are running the most consistent ones. There is a lululemon Summer Series with yoga hosted at the Palm Desert store, and a joint program listed as ACTV Studio IRL between Vuori Palm Desert and hOMe Studio El Paseo. These are free, weekly, and largely populated by locals. If you moved to Palm Desert in the last year and have been looking for a way in that is not a country club, this is one of them.

Add the 2026 Palm Desert Summer Vintage Flea Market for a weekend anchor, and a July 4 program from 7:30 to 9:30 p.m. run through the city, and the summer week starts to have shape. The Palm Desert Visitor Services desk, run out of the Palm Desert Public Library at 73300 Fred Waring Drive, keeps a working list. Summer hours there run Monday through Thursday, 10 a.m. to 6 p.m. Worth knowing if you have out-of-town family arriving in August and no interest in giving the tour yourself.

What Is Coming That Will Change The Map

Two developments are further out but already changing conversations.

The first is DSRT Surf. The community is eagerly awaiting the opening of DSRT Surf in Palm Desert, a 5.5-acre lagoon set to bring world-class inland surfing to the destination. A 5.5-acre surf lagoon in the middle of the Coachella Valley is not a small amenity. It is a new category of destination, and it will pull traffic, hospitality, and eventually residential demand toward its side of the city. Homeowners nearby have been watching the site work for a reason.

The second is a fall sports calendar that used to be an off-season. Sports fans have more to cheer for this year. In addition to the Acrisure Series bringing top-tier collegiate basketball to the desert, the destination is proud to welcome the Coachella Valley Lakers to their new home at Acrisure Arena. The Los Angeles Lakers' G League affiliate begins its inaugural season this fall. Combine that with the Epson Tour Championship returning to the Indian Wells Golf Resort October 1 to 4, the season finale of the Road to the LPGA, and October in the desert has quietly become a proper sports month. That reshapes hotel demand, restaurant reservations, and the general question of when you actually want to have houseguests.

The Takeaway

Add these up. Three new independent restaurants at three different price points. Two national retail openings on El Paseo plus one boutique launch inside The Gardens. A regular summer programming rhythm run through the retailers themselves. A surf lagoon in build. A new professional basketball team arriving in fall. This is not a sleepy season. It is a season in which the market is repositioning underneath residents who are used to a slower story.

The practical read for anyone who owns here: what your neighborhood is worth, what your street feels like on a Saturday, and what the demand curve looks like when you eventually sell are all being shaped by decisions being made this summer, not next winter.
